Long Term or Short Term Rental

Many times over the years I've met homeowners who just want to know how they can make their home cover their costs. It seems they are chasing an a dream that, although should be obtainable is always just out of reach.

A lot of these misconceptions go back to the point of sale. The would be buyer anticipates that they will cover all their on going running and mortgage costs and 95% of the time it simply doesn't happen. When you own a vacation home it's the same as any other luxury item such as a boat or a Porche. It has an on going cost to those luxury benefits, many of which were not clear at the time of purchase.

The inventory of short term rental homes increases yearly. The popularity of Orlando is fairly consistant but, it goes through up and downs depending on what destination is flavor of the month. This all contributes to the an abundant supply of homes and a variable demand.

Unless the owner is willing to market their own homes and take the necessary steps to ensure they get 38 weeks a year booked. All too often, they are subsidizing the cost of their vacation home. As the years go by, the appeal of vacationing in the same place over and over again and owners begin to look for other options.

What's the difference with long term rentals?

Yearly rentals are much more profitable in most cases that weekly rental of vaction homes. You know what your income is going to be every month and running costs are signicantly reduced. The tenant pays all utilities, owners won't be paying for service calls for a blocked toilet or a burnt out light bulb. Typical four bedroom pool homes rent for around $1250-$1295 per month. Homeowner still pays all association dues, property taxes, pool servicing, pest control and any mortgage payments. After commission typical monthly net $1,050.

For some that have homes that they don't use anymore but don't want to sell them. This is often the best solution of all. If you'd like a free consultation with Anne-marie to see what option is best for you, call 407-933-2367.
