Preventative Maintenance Tips
I'm a big believer in staying a head of the game whenever possible. For instance, it's common sense to get your A/C serviced NOV-FEB as you'll hardly need it then. The service company will probably do it at a discount and you'll have less to worry about. If the coils need a clean then it should be done as it will save on the electric bill and the life span of the unit.

I recommend you leave in your kitchen pantry some spare light bulbs,regular and bathroom type,vac bags,vac belts and a multi head screw driver. Leave a small step ladder hung on the utility room wall. On the pool deck mount a pool pole, brush & net, a life preserver ring and a mounted hose pipe with a timer.

For your interior walls,a large can of interior wall paint that matches exactly your interior walls and replace it when it start to get thick. WRITE THE PAINT COLOR CODE in black marker on the cans. So, your handyman knows exactly what color to get.(Please note there are as many as 50 shades of white so it's important to know which shade it is that you're ordering).

Around November
Change all the battery back-ups in the smoke detectors in Novemember as we have many of our power cuts through the summer. Get them to check all the spot lights at the same time. Change the enterance light bulb and lube all door hinges and locks. Think about changing as many bulbs as possible to the long life ones that cost more but last about seven years and use less energy. Check the north side of the home for pressure cleaning etc.

Check the trees for over grown branches or bushes that have grown way too big prune back as needed. (Anything over ten foot high isn't normally covered in your regular lawn cutting etc). Replace mulch now or wait till spring.

Around Feb/March
Check and pressure clean as needed the driveway, pool deck, front of house and where ever faces north. These area usually gathers mildew quickly. Check the paintwork and touch up where needed,replace torn screens and if any flapper valves look worn change them out as well!

April/May
Wash & put Pool blanket away if you don't think it will get through another season, throw it away now and get the new one cut and rollered ready to go for the fall. Check your pool filter does it need replacing? Check all the screen panels for rips and wear and tear etc. Replace what's needed. Check the north side of the home it may need pressure cleaning again.

September thro October
Check your home after the rush! Check bathrooms for flooring, caulk etc. Change out shower curtain liners if needed, check your door mats, check glasssware and all kitchen utensils. Check mops, vac, and all misc items in the home. Give the furniture a good look over and see if anything needs replacing.
