Owners Have A Choice Of Management Type Package A
Visiting the home taking a detailed inventory and photo’s for advertising purposes.
Setting a reasonable rental rate for the home.
Pre- screening all potential tenants
Presenting Owners with detailed information on the applicant such as a criminal background & credit check.
Obtaining personal and work references from each applicant
Coordinating all maintenance at the property.
Liaising between the Landlord and Tenant on all issues relating to the home.
Preparation of leases
Collection of all rents
All services and responsibilities as described in the management agreement.
Management fee of $ $75 to 100.00 per month when home is vacant.
100% of the first months rent as a leasing fee
10% of all rents collected as an on going management fee ( if required)
15% surcharge on all maintenance coordinated
Manager keep 100% of late fees if and when collected to cover extra costs of rent collection
If the existing tenant renews the lease $500 cover the releasing fee and property inspection.
Package B Assume Management
10% of all rents collected.
15% surcharge on all maintenance coordinated.
Manager keep 100% of late fees if and when collected to cover extra costs of seperate rent collection and disbursement to owner.
If the existing Tenant renews the lease $500 of the first month rent is due to the Manager as a leasing/inspection fee.
If the existing tenant doesn't have a valid lease $500 to draw up lease and process correctly.
Payment is due from the first months rent.
Menu & Cost Of Services Provided
Managing a vacant home $100.00 per month
Pool servicing $95.00 per month
Pest Control for ants and roaches $20.00 per month
Lawn cutting (normal size yard) $85.00 per month
(If yard is over grown special clean up charges will apply and will be authorized by the Manager providing the manager deems the charges reasonable).
To cover the costs of our time the following items are all billed at 15% above invoice.
Repairs,Replacements, Carpet cleaning,
Deep cleaning & move out cleaning priced on an individual basis.
You can if you desire to schedule your own service people directly. Should you require our assistance in scheduling and entry into the home, the costs is as follows:
Call out (during regular business hours with a preset appointment) $35.00
Additional Hours (waiting for the trades to complete job) $25.00
Other trips to the home at the request of the Landlord

Special inspection trips after severe storms to check for damages $35.00
Emergency call outs or out of office hours $50.00
Each additional hour is billed at $35.00
